This month we kick off an exciting new project, one that’s exciting both for the Redcliffe area and for Suncity Homes.

Project Overview

Our clients have just completed the demolition of a retail space that fronted Redcliffe Parade. This will allow our construction of a commercial tenancy facing the street, with a two-level luxury unit above it, complete with a rooftop pool and entertaining area.

The new building will add a unique, eye-catching feature to this area and should set the standard for future developments.

The whole area of Redcliffe is prime for redevelopment and we’re looking forward to being part of that process.

 

Challenges and Solutions

 The property developers chose to work with us after noticing a home we’d been building in nearby Scarborough.  By that stage, the building plans already developed to a point that allowed the developers to receive Development Approval.

We continued to work on those plans, developing them in more detail and adding the necessary modifications and detail for Building Approvals).

There were many challenges involved, with the engagement of many specialist consultants needed to get all boxes ticked before the final Building Approvals came through.

Combining both commercial and residential aspects, the development crosses many building classifications, including many special considerations which are not typically faced in straight home building or commercial development.  For instance:

  • Engagement of Hydraulic Engineers to consider pool drainage from rooftop areas;
  • Ensuring total fire hydrant coverage to satisfy rigorous fire safety services;
  • Involvement of Electrical and Mechanical Engineers to sign off on ventilation, emergency fire warnings and exit signage;
  • Special consideration for town planning requirements, with floor plans amended to address allocated car parking provisions and disability access.

Future Building and Development in Redcliffe and Scarborough

This is a landmark project which we’re proud to be involved with. It will undoubtedly help smooth the way for more commercial, and integrated commercial and residential property, development in this area in the future.

During on-site discussions that included the council and addressed traffic and site management concerns, we learned that numerous property owners already have Development Approval but haven’t yet started the building process.

We hope that this new development activity will give them the confidence to get started on their own projects.
